About Us

The principals of Scenic Development, LLC, are Gib Wood (CEO), Scott Gulledge (Scenic Development, LLC Partner), and Wayne Anderson (Scenic Development, LLC Partner). The principals have over seventy years of combined experience. They have built nine senior living projects and currently manage or consult for ten communities.

Gib Wood
Managing Partner

Gib Wood co-founded Scenic Development in 2010 and has been in the senior living business for over 30 years. Through his many years of experience, he helped pioneer the small, boutique rental model Continuing Care Retirement Community for which Scenic Development is known. Gib oversees project development including land acquisition, design, and construction. He received a Bachelor of Business Administration from the University of Texas. Gib is on the board of KICK Ministries, an inner-city youth ministry.

Scott Gulledge
Scenic Development, LLC Partner

Scott Gulledge, Overland Park, Kansas — Scott Gulledge has been involved in the operations of healthcare facilities for 37+ years; it has been his primary focus since graduating from college. Scott is currently the CEO and Managing Partner of Pivotal Health Care, which manages the properties development by Scenic Development. Scott oversees the operations of all of the projects that are under Pivotal Health Care’s management or consulting relationships. His responsibilities include (but not limited to) contract negotiations, risk management, insurance, vendor management, and state and federal regulation compliance. Before Pivotal Health Care, Scott was the Chief Operations Officer of the Tutera Group for 19 years, where he oversaw the operations of 50–70 facilities on average at any given time. He has operated in as many as 20 states during his tenure. Scott is a former member of the St. Luke’s South (Overland Park, KS) President’s Advisory Board, Illinois Health Care Association President’s Advisory Board, eight years as a Leawood, Kansas Councilman, and past Board member of Marillac and Cornerstone. He currently is a Board Member for the Iowa Health Care Association, Pastor Serve and is the Elder Chair for Christ Community Church.

Wayne Anderson
Scenic Development, LLC Partner

Wayne Anderson is the founding owner of Scenic Living Communities and is the President of the Board. He was involved in the development of Scenic Living Communities and its subsequent additions. Wayne is in charge of investor relations and assists in site selection and community relations for Scenic Development. Wayne is also the President and co-owner of Poky Feeders (cattlefeeding.com), Scott City, Kansas, an 85,000 head cattle feedlot and has been in Ag-business his whole life. Additionally, Wayne is the co-founder of MARS Foundation, a non-profit organization that benefits research into a cure for Multiple Sclerosis.

Jordan Anderson
President

Jordan Anderson is the Vice President of Scenic Development, LLC and has been with Scenic Development for six years. Jordan has managed eight projects for Scenic Development: Prairie Vista Village, Winchester Meadows (34 unit addition), Northridge Village, Kennybrook Village (SNF expansion), Linden Woods Village, Terrace Glen Village, Colonial Village, and Cedar Ridge Village. In 2012, Jordan graduated with a bachelor's degree in public relations with a minor in business from Wartburg College in Waverly, IA. In 2018, Jordan graduated with his master's degree in Real Estate Development from Georgetown University in Washington D.C. He currently lives in Olathe, KS with his wife Christine and son John.

Karen Laybourne
Executive Assistant/Assistant Project Manager

Karen Laybourne is the Executive Assistant & Assistant Project Manager and has been with Scenic Development for six years. Karen has been involved with multiple projects in different facets: architectural design, building construction, construction manager coordination, construction financing, and accounting. Karen now lives in Shawnee, KS with her husband Jim; and two kids — Charlie and Clara. Karen and Jim owned a Johnson County (Kansas) residential construction and development company for 15 years. Karen says, ``I truly enjoy the work I do and people I meet through Scenic Development, and I love that we’re able to serve seniors through our work.``
